WHAT IS HOME STAGING?
Home Staging is preparing homes to sell quickly and for more money. At CentsAble Décor we are passionate about creating homes with universal buyer appeal in Southeastern Wisconsin, Milwaukee and Waukesha counties. Home Staging highlights your home’s assets while downplaying its faults, making it more attractive to buyers. A professional home stager incorporates design expertise, space planning, color selection, de-cluttering and de-personalization to make buyers feel that this could be their home. Much like you see in model homes, professional stagers create emotional connection points to draw buyers in and make them want to stay. This could be a cozy reading nook with a blanket and cup of tea, or a spa-like environment created in the master bath.
There are three phases of home staging:
Phase One: Using what you already own, a CentsAble Décor consultant will rearrange furniture and accessories to create balance and flow throughout your home. By accentuating the positive, de-cluttering, de-personalizing and creating emotional connection points, your home will be transformed into a buyer’s dream.
Phase Two: A CentsAble Décor consultant will bring in accessories to give you a visual of what to purchase as an investment in the sale of your home. In all three phases of home staging we will take gorgeous photos to showcase your home to the over 80% of buyers who shop online. We also offer a shopping service if you lack the time or expertise to do this yourself.
Phase Three: We will recommend only the simple cosmetic changes that will bring you a return on your investment. This may include painting; updating a light fixture or replacing damaged flooring. Don’t spend money on these changes without consulting a professional home stager. We can recommend the products that have the most buyers’ appeal and we will pass our designer discounts
Why can’t I stage my own home?
Sellers have a lot of emotion invested in their home, making it very difficult for them to view it objectively. A professional home stager from CentsAble Décor has the objectivity to view your home as a buyer would, and the design skills to showcase your home’s assets. A professional stager also has the real estate knowledge to advise you on which home improvements net the highest return on investment.
Isn’t it my realtor’s job to prepare my home to sell?
Realtors are highly skilled professionals in the area of marketing your home. Their priority is to drive buyer traffic into your home. Once they are in your home, it is the professional stagers’ job to make them want to stay. Your realtor does not have the time or the resources to do both.
How much does home staging cost?
Home Staging pays for itself. A study by the U.S. Housing and Urban Development found that staged homes sell for 17% more than unstaged homes. On a $200,000.00 house that is $34,0000.00! Home Gain Statistics showed a more modest increase of 6 – 10% which still nets the seller at least $12,000.00 on a $200,000.00 home. CentsAble Décor offers a wide range of services to fit every budget. Home Staging fees may be tax deductible as a home selling advertising expense. (Check with your accountant). Home Staging is ALWAYS less expensive than your first price reduction!
Can’t homebuyers just use their imaginations?
A mere 10% of homebuyers can visualize a home’s potential. The odds of selling your home increase by 90% when you have it professionally staged. Most buyers cannot see past your belongings, even fewer are able to imagine a different furniture arrangement that will work for them. Buyers typically purchase based on emotion.
